Lynden Gate Residents Ltd is the management company that owns the estate roadways and common areas roads and runs the estate. It is wholly owned by the 70 residents, each of whom is a shareholder in the company.

The Title Deeds of the properties set out the relationship between each owner and the management company together with their respective duties and responsibilities. Restrictive covenants set out a requirement for each resident to pay a service charge and each owner is also required to sign a separate Deed of Covenant.

Lynden Gate’s financial year is from 1 July to 30 June and service charges are payable in January and July of each year. Currently annual service charges are £3,200. The level of fees is based upon expectations of expenditure, provision for the communal redecoration and prudent maintenance of a surplus.
